LVP vs Hardwood Flooring: Which Is Right for Your Home?
Luxury vinyl plank (LVP) has become one of the most popular flooring choices for homeowners — and for good reason. But does it stack up against traditional hardwood? Here's an honest, no-fluff comparison.
What Is LVP?
Luxury vinyl plank is a multi-layer synthetic flooring product that realistically mimics the look of hardwood. Modern LVP is waterproof, extremely durable, and significantly less expensive than solid hardwood.
Cost Comparison
LVP: $3–$8 per square foot (material). Installation adds $1.50–$3/sq ft.
Engineered hardwood: $4–$10 per sq ft (material). Installation adds $3–$5/sq ft.
Solid hardwood: $6–$15+ per sq ft (material). Installation adds $4–$8/sq ft.
For a 1,000 sq ft first floor, LVP can save $5,000–$15,000 compared to solid hardwood installed.
Durability
LVP wins here. It's 100% waterproof, resistant to scratches, and handles heavy foot traffic well. This makes it ideal for:
- Kitchens and dining rooms
- Bathrooms
- Basements
- Homes with pets and young children
Hardwood scratches more easily and cannot be used in wet areas without risk.
Appearance
Modern LVP has come a long way. High-quality LVP from brands like Shaw, Pergo, and COREtec is nearly indistinguishable from hardwood at a glance. However, hardwood has a warmth, depth, and natural variation that LVP still can't fully replicate — especially for discerning buyers.
Resale Value
This is where hardwood still has an edge. Real hardwood floors remain a strong selling point in the NJ and Nashville real estate markets. Buyers — especially in higher price-point homes — recognize and value genuine hardwood.
That said, quality LVP is no longer a negative. Most buyers view it positively as long as it's installed well and looks good.
Refinishing
Hardwood can be sanded and refinished 3–5 times over its lifetime, effectively resetting the surface and extending its life to 50–100 years.
LVP cannot be refinished. When it wears out (typically after 15–25 years depending on quality), it needs to be replaced.
Our Recommendation
| Use Case | Best Choice | |---|---| | Kitchen, bathroom, basement | LVP (waterproof) | | Living room, dining room, bedrooms on a budget | LVP | | Living room, dining room in a premium home | Hardwood | | Homes with pets/kids | LVP | | Maximizing resale in luxury market | Hardwood |
The good news: both options look great when installed professionally. We install both and will give you an honest recommendation based on your specific home, budget, and goals.
